Rogers (ROG) (NEI) (HOGS) (PLCE) (PLD) (REGN) Ratings, Price Targets

Rogers Co. (NYSE: ROG), Network Engines, Inc. (NYSE: NEI), ZHONGPIN INC. (NASDAQ: HOGS), Children’s Place Retail Stores, Inc. (NASDAQ: PLCE), ProLogis (NYSE: PLD) and Regeneron Pharma (NASDAQ: REGN) ratings and price targets.

Network Engines, Inc. (NEI) had its “buy” rating reiterated by Needham & Company.

ZHONGPIN INC. (HOGS) is now covered by Oppenheimer (NYSE:OPY). They have an “outperform” rating and a price target of $12.00 on the company.

Children’s Place Retail Stores, Inc. (PLCE) was downgraded by Goldman Sachs (NYSE:GS) from a “buy” rating to a “neutral” rating.

ProLogis (PLD) was downgraded by Macquarie from an “outperform” rating to a “neutral” rating.

HHGregg (HGG) (OKE) (HBI) (OSG) (PLD) (H) Price Targets Changed

HHGregg (NYSE: HGG), ONEOK, Inc. (NYSE: OKE), Hanesbrands (NYSE: HBI), Overseas Shipholding Group Inc. (NYSE: OSG), ProLogis (NYSE: PLD) and Hyatt Hotels (NYSE: H) had price targets on them adjusted by analysts.

HHGregg (HGG) had its price target raised by Piper Jaffray (NYSE:PJC) to $15.00.

ONEOK, Inc. (OKE) had its price target raised by Barclays Capital from $75.00 to $80.00. They have an “Overweight” rating on the company.

Hanesbrands (HBI) had its price target lowered by Brean Murray from $40.00 to $33.00. They have a “Buy” rating on the company.

ProLogis (NYSE: PLD), RSC Holdings Inc. (NYSE: RRR), TRW Automotive Holdings Corp. (NYSE: TRW) and Texas Roadhouse (NASDAQ: TXRH) downgraded by analysts.

ProLogis (PLD) was downgraded by Stifel Nicolaus from a “Buy” rating to a “Hold” rating.

RSC Holdings Inc. (RRR) was downgraded by Macquarie from an “Outperform” rating to a “Neutral” rating.

TRW Automotive Holdings Corp. (TRW) was downgraded by Goldman Sachs (NYSE:GS) from a “Buy” rating to a “Neutral” rating.

ProLogis (NYSE: PLD), ENSCO PLC (NYSE: ESV), Fossil (NASDAQ: FOSL), Louisiana-Pacific Co. (NYSE: LPX), Nordic American Tanker Shipping (NYSE: NAT) and Realty Income Corp. (NYSE: O) upgraded by analysts.

ProLogis (PLD) was upgraded by FBR Capital from a “Market Perform” rating to an “Outperform” rating.

ENSCO PLC. (ESV) was upgraded by Global Hunter Securities from an “Accumulate” rating to a “Buy” rating. They have a price target of $62.00 on the company.

ProLogis (NYSE: PLD), AeroVironment (NASDAQ: AVAV), Quest Diagnostics Inc (NYSE: DGX), MDU Resources Group, Inc. (NYSE: MDU), Sorl Auto Parts, Inc. (NASDAQ: SORL) and Validus Holdings, Ltd. (NYSE: VR) downgraded by analysts.

AeroVironment (AVAV) was downgraded by Raymond James (NYSE:RJF) from an “outperform” rating to a “market perform” rating.

Quest Diagnostics (DGX) was downgraded by RBC Capital from an “outperform” rating to a “sector perform” rating. They have a price target of $61.00 on the company, down from $67.00.

MDU Resources Group, Inc. (MDU) was downgraded by Citigroup (NYSE:C) from a “buy” rating to a “hold” rating.

ProLogis (PLD) was downgraded by Jefferies (NYSE:JEF) from a “hold” rating to an “underperform” rating.

Dividends from (NHI) (OTTR) (PEI) (PLD) (POOL) Declared

National Health Investors Inc. (NYSE:NHI), Otter Tail Corporation (NASDAQ:OTTR), Pennsylvania Real Estate Investment Trust (NYSE:PEI), ProLogis (NYSE:PLD) and Pool Corp (NASDAQ:POOL) declare dividends.

The Board of Directors of National Health Investors Inc. (NHI) declared a quarterly common stock dividend of $0.615 a share payable 8/10/11 to shareholders of record at the close of business on 6/30/11.

The Board of Directors of Otter Tail Corporation (OTTR) declared a cash dividend of $0.2975 a share on the company's common stock payable on 6/10/11 to Stockholders of record on 5/13/11.

The Board of Directors of Pennsylvania Real Estate Investment Trust (PEI) declared a regular cash dividend of $0.15 a common share. The dividend will be payable on 6/15/11 to common stockholders of record at the close of business on 6/1/11.

The Board of Directors of ProLogis (PLD) declared a regular cash dividend of $0.1125 per common share. The dividend will be payable on 5/25/11 to common stockholders of record at the close of business on 5/16/11.

The Board of Directors of Pool Corp (POOL) declared a regular cash dividend of $0.14 per common share. The dividend will be payable on 6/1/11 to common stockholders of record at the close of business on 5/16/11.

AMB (NYSE:AMB), ProLogis (NYSE:PLD) Merger Will Add to Earnings Immediately

The $46 billion merger of AMB (NYSE:AMB) and ProLogis (NYSE:PLD) will immediately add to the the earnings of the new company, which will be named - ProLogis, said the companies.

ProLogis and AMB announced they'll be merging Monday after announcing recently that they were in merger talks.

Terms of the merger are shareholders of ProLogis will receive 0.4464 of AMB common stock for each of their shares and have a 60 percent stake in the combined company.

The immediate benefit to the companies will be in cost savings, which are estimated to come in at about $80 million a year. Once there is a sustainable turnaround in the sector, that will be a huge benefit to the new company.

ProLogis closed Monday at $14.92, dropping $0.29, or 1.91 percent. AMB closed at $33.55, gaining $0.62, or 1.88 percent.

ProLogis (NYSE:PLD) NAV Estimate Lowered on Land Impairments

Based on land impairments, Barclays (NYSE:BCS) has lowered their NAV estimate on Prologis (NYSE:PLD), also citing the TPG deal as slightly dilutive.

Barclays said, "The TPG sale accounts for roughly half of the 2011 dispositions in our model; we are not altering any significant assumptions. Meanwhile, we are incorporating all of the 4Q10 charges into our published FFO estimates. However, our 2010 and 2011 core FFO estimates (ex all gains and one-time items) remain 0.54 per share and $0.64 per share, respectively. Finally, we are lowering our NAV estimate to $13.35 per share, from $14.87 per share, primarily to account for the land impairments; we estimate that the TPG transaction is also slightly NAV dilutive."

Barclays maintains an "Overweight" on ProLogis, which last closed at $14.21, down $0.10, or 0.70. Barclays has a price target on them of $14.
